Job Description

We are looking for Asst. Project Manager for Bangalore location. Should be able to handle all hospitality projects. Must have experience in finishing and interior works Should have worked on 5 star properties.

    Job Role: Assistant/Deputy Manager - Projects


    Job Summary:  Responsible for providing engineering assistance and on-site supervision for development of the hotels within an assigned area according to development plans, specifications and policies. Is accountable for the total management of documentation and development of a hotel from initial consent to completion of construction and subsequent opening of the hotels.

    Job Responsibilities:
    • Execute the development plan to meet portfolio returns with the Development Team.
    • Work towards achieving business plan initiatives with required timelines.

    Site Development:

    • Evaluate low-cost-best-value for all building, site and construction costs.
    • Manage the development of project documentation ensuring compliance with all departmental procedures and processes.
    • Audit on Consultants and contractors for drawings and quality work execution respectively.
    • Manage construction process incorporating regular communication meetings with all parties (i.e. Licensee, Operations, Contractors, Suppliers) to ensure the awareness of issues and progress is maintained.
    • Ensure quality control standards for construction (e.g., cost, timing, site building design layout, specifications).
    • Manage construction cost to budget.
    • Coordinate the handover process to the restaurant operations team.
    • Complete final cost analysis (EVA).
    • Monitor and control the construction process by coordinating the efforts of others (e.g., contractors, attorneys, consultants, government agencies).
    • Ensure projects are closed out appropriately (e.g., punch-list, contractor documentation, collection of O/O extra checks, collection of third part receivables, invoicing, adherence to construction-related accounting principles).
    • Build a network of contractors and other outside consultants.
    • Provide construction recommendations for specific elements of reinvestment/reimaging plans (e.g., seating, LSM, exterior enhancements, drive-thru enhancement, capacities, branding)
    • Coordinate with Operations to determine project scope and timing.
    • Coordinate and manage entire construction process (plans, bids, permits, construction, and project close-out).

    Budget Management:
    • Prepare cost estimates and construction contracts and exercises cost control measures.
    • Prepare final accounts and gains approval for settlement with contractors within specified time period.
    • Monitor and oversees payment schedule for each project.

    Process Improvement & Operational Efficiency: 
    • Ensure all projects are compliant with all company minimum standards and regulatory requirements.
    • Work with Design Department to implement amendments/ improvements relating to new concept designs and/or the research/trial process.
    • Optimizes the site development processes for kitchen design perspective.

    Educational Qualifications:  Masters/Bachelors Civil, Electrical, Mechanical
